Marketing So Good, Your Listing Appointments Are Just Formalities

Erin Pernice is a great realtor. How do we know? Because she hasn’t lost a listing in a year and a half (that’s how long she’s been working with us).
She’s also experienced a unique type of growth while implementing the Platform Marketing strategy. Yes, her GCI is higher than before, but beyond that, she’s unlocked the secret to selling homes in Q1 — in a northern state.
You see, Q1 in Warren, Ohio, is… cold. The snow is deep. People aren’t chomping at the bit to pack up and move in January or February.
So, in Q1 of 2024, Erin sold five houses for a total of $407k. That’s not terrible, but she hoped to do better.
This year, in Q1 alone, Erin closed nearly $3 million in real estate. She landed nine listings between January and March, ushering in a new level of success for herself and her business.
How did she achieve this, you ask? By nurturing her audience and client base all year long.
She posts videos that show her face, personality, and dedication to her work. She markets her clients’ homes with excellence and creativity (which gives prospective sellers serious FOMO). And better yet, she’s out in her community, interacting with other business owners and connecting with her neighbors.
(That’s the magic of the Platform strategy. We make sure you’re easily recognizable in your market.)
Erin is also in the fascinating position of being a long-time hair stylist. That means that when her beauty clients are looking for someone to list their homes, it’s easy for them to ask Erin for help. The rapport between them transfers easily from one market to the other.
It’s like getting paid to do her lead generation. (Seriously — she racked up 35 transactions this way in 2023 alone.)
Still, joining Platform was a risk for Erin; it took courage. She knew she would need to sell one property per month just to pay for our services, and before implementing our strategy, Q1 felt like a danger zone.
But she took the leap. She joined our ramp-up program, did every single thing we suggested, and the rest is history. Erin’s real estate business is thriving in unprecedented ways. She is the realtor to work with in Warren — no questions asked.
Again, how do we know? Her 2023 numbers were $7.2 million in sales. In 2024, that total jumped to $11.7 million (in a market where the average home costs $190k).
You don’t get those kinds of results by accident. Success in real estate requires consistent marketing and branding efforts — and Erin has always been willing to put in the work.
She’s also fantastic about staying involved in her community. Besides being a hair stylist, volunteering at her son’s sporting events allows her to truly connect with Warren residents. It gives her something to talk about in her social media ads, something authentic and captivating.
This combination of personal connection and social media prowess means that Erin no longer has to sell her services during listing appointments. Prospective clients know who she is; they just need her to tell them where to sign.
Yeah. Her brand is that strong.
“I give all the glory to Platform and God,” Erin says. (We’re sure that violates a commandment, but we’re flattered nonetheless.)
But we have to give her a lot of credit, too. Erin is a full-time realtor, cuts hair three to four days a week, and is raising a teenager. She helps her husband in his business, manages 13 rental properties, and volunteers in her community.
It just goes to show that we make time for the things that matter to us, right? There are simply no excuses for not chasing the best, most successful version of yourself.
