Josh Burnett Hired Platform Marketing 9 Months Ago, and This is What Happened
At the end of 2023, Josh Burnett sold $4.6 million in volume. He’s been a realtor for a while, so these weren’t rookie numbers — but he wanted an even better 2024.
So, in March of last year, he hired Platform Marketing to help him reach more clients, get more listings, and sell more homes. Nine months in — even after missing out on the lucrative spring season — Josh closed 2024 with a volume of $14 million, nearly tripling his GCI.
Yeah. Our jaws hit the floor, too.
Josh went to real estate school in May of 2010, after retiring from his first career in emergency medical services. He’d always been interested in real estate, but until he started asking around, he thought being a realtor required a master’s degree. Thank goodness he was licensed three months later — no boring core classes required.
Year after year, Josh’s business grew. But there was another dream tugging on his heart, one to which he would have to dedicate himself fully. So, he went with his gut and became a police officer, serving from 2016 to 2022.
In the face of grueling public safety hours, Josh still managed to sell between $2 million and $4 million in volume every year. (“You just do it,” he says. “It comes down to time blocking.” Can you say powerhouse?)
Then, in 2023, Josh went back into real estate full-time. He had a couple of closings in January of 2024, but by February, all of his leads had dried up. The spring season passed without a single closing — and that’s when Platform came in.
Someone mentioned us in a Facebook group, so Josh did his research, made sure we’re legit (we respect it!), and the rest is history. He hired Platform because he needed business, and to earn that, he needed to get in front of his North Carolina community.
So, while other realtors lamented the down market, Josh doubled down on his marketing efforts.
He knew that Platform would be an investment, so he immediately appreciated our month-to-month contract and effusively happy client base. (Not a single negative review online? Not even ONE???) He was ready to do the work to build his brand, and we were ready to support him in his goals.
So, how did Josh grow his business by 180% last year?
He started creating content, building his brand, and showing his face, both online and out in Charlotte. People grew to recognize him as “that realtor from Facebook,” leading to traction within 90 days of implementing the Platform strategy. (That’s even quicker than most of our clients see results!)
By working with his account manager on business spotlights, unique listing tours, and photo ads, Josh not only met his $8 million goal for 2024, but he surpassed it by nearly $6 million. These days, he gets tens of thousands of views per listing video, and his clients love his no-nonsense approach.
(As it turns out, people don’t want to dig for information about your listing. They just want you to give them the facts! Josh is really good at this.)
Josh’s content — generally eight or more posts per month — is relevant to homeowners, valuable to his community, and consistent. Retargeting ads serve his business particularly well, but his favorite ad involved a flock of rubber ducks. He’s not usually a goofy guy when it comes to his career, but he and his wife had a blast shooting that video (and the bloopers).
“You can have results or excuses,” says Josh. “You can’t have both.”
